The Villas of Pedregal: Cabo's Cliffside Collection

·5 min read

Above the marina in Cabo San Lucas, where the granite at the very tip of the peninsula folds down toward the Pacific, sits Pedregal: one of the oldest and most private of the town's residential enclaves. It is a hillside of switchback roads, gated drives and houses set so deliberately into the rock that, seen from the water, they read less as architecture than as terraces of light. For travelers who want Cabo San Lucas within reach and none of it at the door, it is the address the peninsula has quietly settled on.

A neighborhood behind a gate

Pedregal is entered through a guarded gate and, for those bound for its Pacific side, a tunnel cut through the mountain. The effect is immediate. The harbor traffic and the restaurants along the marina fall away within minutes, replaced by bougainvillea, stone walls and long views of open ocean. Homes here are built into the slope rather than beside one another, so most of them look out over water rather than over a neighbor's roofline.

The geography divides the community in two. The upper hillside faces the bay and the marina, with views toward the arch at Land's End. The lower, Pacific-facing side opens directly onto the ocean, where the sun sets over unbroken water for much of the year. Both share what first drew people here: privacy measured in elevation.

Why the Pacific side is different

Visitors who know the Corridor often expect calm, swimmable coves. The Pacific beaches below Pedregal are something else entirely: broad, wild and shaped by heavy surf and strong currents. They are generally considered unsafe for swimming, and they are best enjoyed on foot at dawn or from a terrace at dusk. This is why the finest Pedregal villas treat the pool as the true center of the house, and why their terraces are composed around the horizon rather than the shoreline. Calm water is a short drive away, or a short passage by yacht.

Two houses in the collection

The Marea collection includes two Pedregal residences, each suited to a different kind of stay.

Villa La Datcha

Villa La Datcha sits on the beachfront and is among the most substantial private residences on the peninsula. It has ten bedrooms and sleeps twenty, which suits multi-generational gatherings, milestone celebrations and retreats that want the feeling of a private estate rather than a resort. Its private spa includes a snow room, and the house is staffed with three chefs and six butlers as part of the stay. A beachfront pool and pavilion anchor the grounds. Rates begin at $35,000 per night.

Villa Bellissima

Villa Bellissima is set on the cliffside, with nine bedrooms that sleep eighteen. Two pools, a twelve-seat cinema and ocean-view primary suites give it the rhythm of a house built for long days in residence: late breakfasts, afternoons in the water, films after dinner. Rates begin at $5,250 per night.

Both residences appear, with current details, in the villa collection.

Elevation changes the way a day unfolds. Evening is the point of the place.

The case for staying high

There is a particular pleasure to Pedregal that has little to do with square footage. Mornings on the hillside are quiet; the bay below wakes slowly, and the Pacific side holds its own steady sound of surf. Evening is the point of the place. The light turns amber over the ocean, the marina begins to glow beneath the terraces, and the house turns its attention outward.

Proximity matters as well. From Pedregal, the restaurants, galleries and harbor of Cabo San Lucas are minutes away rather than a Corridor drive, which suits guests who intend to dine out several nights of the week without spending those evenings in a car. San José del Cabo and the championship courses along the Corridor remain an easy drive for the days that call for them.

What a staffed villa week looks like

The best Pedregal houses are run less like rentals than like private households. A week is shaped before arrival. Provisioning is set against the party's preferences, menus are drafted around dietary needs and occasions, and transfers from the private terminals at San José del Cabo are arranged so that arrival is a single, unhurried movement from aircraft to terrace.

From there, the days are as open as guests wish. Some prefer to remain entirely in residence. Others use the villa as a base: a morning round at Quivira or Diamante, an in-villa massage in the afternoon, a table at El Farallón in the evening. Our concierge composes these arrangements as one thread, so the house, the drivers, the chefs and the reservations all work from a single plan.

The villa and the water

Pedregal looks at the sea from nearly every room, and many guests find that a week here eventually calls for a day out on it. The bay opens onto the arch at Land's End and the coves of the Sea of Cortez beyond, and from mid-December through mid-April the waters off the peninsula fill with migrating whales. A private charter pairs naturally with a villa stay. Menus can be coordinated between house and yacht, and the day can end back on the terrace in time for sunset. The Marea fleet ranges from 85 to 164 feet, from intimate day yachts to superyachts chartered by the week.

Choosing the right house

The decision between Pedregal residences usually comes down to three questions: how many guests, how much service, and whether the stay is about gathering or retreat. A large family or a group marking an occasion will want the scale and staffing of a house like La Datcha. A smaller party planning a long, unhurried week may prefer the more intimate proportions of Bellissima. Season shapes the choice as well; the winter months and the holiday weeks are the peninsula's most requested period, and the most celebrated houses are often reserved well ahead.

When you are ready, our concierge will match the house to the party, the staffing to the occasion and the week to the season. Inquire to begin planning a stay in Pedregal, or, if the water is part of the plan, plan your charter alongside it.
